As Chair of the SSA UK Sector Forum External Storage, she is committed to collaboration, best practice, and supporting the long-term development of the sector.

Hannah Rogers

Hannah Rogers is Regional Operations & Brand Manager at Modern Storage , an independently owned multi-location U.S. self-storage operator managing 10,000+ units, and host of Modern Storage® Unpacked, a podcast featuring storage operator insights and industry trends. She helps drive performance consistency across multiple sites by aligning operations and marketing, from lead-handling standards and promotions to on-site execution. Hannah is known for practical, operator-led leadership focused on repeatable improvements that protect margin, sharpen conversion, and strengthen customer experience. As Modern Storage® expands, Hannah helps scale training, accountability, and consistent operating standards across the portfolio.

Jannes Köpcke

Jannes Köpcke is Co-Founder and Managing Director of CoStore, a German self-storage operator building modular, container-based storage sites.

Jannes came to container self-storage through venture building rather than real estate. While leading a PropTech venture project for a large industrial corporate, he analyzed the European self-storage market and identified Germany as one of the most structurally undersupplied markets — held back by high capex, long development timelines, and inflexible site requirements.

Before founding CoStore, Jannes spent over 7 years building digital Business Models and launching ventures as a founder and venture builder across B2B and consumer markets. Today, he focuses on scaling CoStore’s site portfolio and sharing hands-on operator insights on modular infrastructure and external storage models.

Riaz Mall

Riaz Mall is an entrepreneur and hands-on operator in the self-storage and container storage sector, based in Reunion Island. He is the founder of BOXEA (indoor self-storage) and the creator of IZIBOX, an innovative outdoor, drive-up, bioclimatic container storage concept specifically designed for tropical and high-humidity markets. His work has been internationally recognised:
